| Severn Maryland is a suburban community of about 36,000 residents located in Anne Arundel County Maryland. It's location, just outside of the entrance to Fort Meade, makes it a popular and affordable housing community for Fort Meade military and government employees. In addition, Severn is nestled right in the middle of several major commuting routes which include Route 32 The Baltimore Washington Parkway/Route 295 which runs North and South, Route 97, and Route 100 that will take you to Baltimore or Washington DC in about 30 minutes. The closest MARC station is just 5 minutes away in Odenton.
Severn offers a variety of parks and recreational facilities. The recently built Arundel Mills mall borders the western edge of Severn and offers the area's best shopping and dining facilities plus a fabulous cineplex movie theater.

| Housing choices within the city of Severn include townhomes and single family homes only. There are currently no traditional condominiums in the city. The majority of real estate are single family homes most with garages and lots of 1/4 acre or more. Prices for single family homes begin in the low $300,000 range and reach up to the $900,000 for larger luxury homes on lots with acreage. There is a very healthy mixture of old and newer homes, but in the last 5 years the newer homes have become the majority as developers raced to put their names on Severn communities and properties everywhere in Anne Arundel County.
Severn is made up of dozens of neighborhoods and communities. While we can't list them all, we'd like to give you a sampling of the real estate market by providing information on a few of the communities that have been most popular with our home buyers and renters.
Quail Run is a community of over 550 homes including back-to-back townhomes priced around $250,000, traditional townhomes and garage townhomes priced at about $300,000, and single family homes priced between $400,000 and $500,000. Quail Run was built in the early 1990's to keep pace with the growing demand for affordable housing in Anne Arundel County. The single family homes in Quail Run are larger, upscale homes with basements and two car garages. Most homes are on nicely sized lots of 1/4 acre or more. The Community is located just 5 minutes from Fort Meade and major commuting routes to both Baltimore and Washington. Amenities include tot lots, open areas and a dog park.

Right next to Quail Run you'll find a tiny little add-on community of luxury homes known as Rose Village. Comprised of just two cul de sac style streets, the homes in Rose Village offer a bit more luxury and a very private setting. Built post 2000, the larger floor plans and luxury features like first floor offices and grand master suites make these homes much sought after. Because of the size of the neighborhood (less than 40 homes) there is not much turn over. Prices range from $500,000 - $550,000 depending on size and features like finished basements.
Carriage Pines is "sister" community to Quail Run and is considered by many to be a part of the community as it is nestled within and bordered by Quail Run. Carriage Pines is made up of traditional townhomes and luxury "3 up" townhomes and includes a few garage townhomes. A wide array of floor plans are offered. Prices in this community average right around $300,000 and this is the only subdivision around that offers a handful of 4 level townhomes with top level lofts.
The Provinces is the largest subdivision in Severn and features a mixture of old and new homes. The "Old" Provinces is made up of single level ranch style homes, two level colonial homes (no basements), split foyer homes and a few cape cod style single family homes built in the 1970's and early 1980's. You can purchase a very solidly built moderately sized home in this neighborhood starting right around $300,000. And, if you work at Fort Meade your commute will be about 2 minutes as this section of the Provinces is just outside the West entrance to Fort Meade.
The "New" Provinces is a community of over 400 single family homes built in the 1990's. Most of the homes in this community are built in the traditional colonial style and feature 1/4 acre lots, basements and two car garages. These homes are much larger than those in the Old Provinces and feature a variety of exterior designs including some with cozy porches, columns, as well as traditional styes. Prices in The Provinces start in the $400,000 range and cap out at about $500,000 for a larger home with finished basement and two car garage.
The Graham Farm and Graham Farm South subdivisions in Severn offer a unique and private community feel. The neighborhood is made up of just under 120 single family homes on 5 streets. It is tucked away off of Severn Road very near Fort Meade. Because of the entrance design it is almost "hidden" off a side street and doesn't lend itself to through traffic. Prices for the older homes (most with basements) range from $350,000 to $400,000 for a colonial home with one car garage and basement. The newer homes begin in the $500,000 range but offer much more s.f. and amenities like two story foyers, walk-out basements and open floor plans.
Severn Woods is a cozy little subdivision of just 115 single family homes, most with garages. Styles include traditional colonials with and without basements, split foyers, and a few 4 level split level homes. This community is tucked away off of Severn Road and like Graham farm does not lend itself to a lot of through traffic. The community is made up of just 4 streets and is about a 5 minute commute to Fort Meade. The average home prices in Severn Woods range from $375,000 to about $425,000 for a three level home with garage. You won't find a big selection of homes to choose from as only 5 - 10 houses per year sell in this community. For more information you can visit the Severn Woods community website.
Colonial Park is one of Severn's newest subdivisions and features luxurious and large single family homes in a peaceful country setting off the beaten path yet close to commuting routes and shopping. Prices begin in the low $500,000 range up to about $600,000 for the largest models. Most of these homes feature over 3,500 s.f. of living area, walk-out basements and two car garages. |
