Severn Maryland is a suburban community of about 36,000 residents located in Anne Arundel County Maryland. It's location just outside of the entrance to Fort Meade makes it a popular and affordable housing community for Fort Meade military and government employees.   In addition, Severn is nestled right in the middle of several major commuting routes which include Route 32  The Baltimore Washington Parkway/Route 295 which runs North and South, Route 97, and Route 100 that will take you to Baltimore or Washington DC in about 30 minutes.  The closest MARC station is just 5 minutes away in Odenton.

Severn offers a variety of parks and recreational facilities.  The recently built Arundel Mills mall borders the western edge of Severn and offers the area's best shopping and dining facilities plus a fabulous cineplex movie theater.

Housing choices within the city of Severn include town homes and single family homes only.  There are currently no traditional condominiums.  The majority of homes in Severn are single family homes most with garages and lots of 1/4 acre or more.   Prices for single family homes in Severn begin in the low $300,000 range and reach up to the $900,000 for larger luxury homes on lots with acreage.  There is a very healthy mixture of old and newer homes, but in the last 5 years the newer homes have become the majority as developers raced to put their names on Severn communities. 

Severn is made up of dozens of neighborhoods and communities.  While we can't list them all, we'd like to give you a sampling of the Severn real estate market by providing information on a few of the communities that have been most popular with our home buyers and renters. 

Quail Run is a community of over 550 homes including back-to-back town homes priced at about $275,000, traditional town homes priced right around $300,000, luxury garage town homes priced in the $340,000 range and single family homes priced at $500,000+.  Quail Run was built in the early 1990's to keep pace with the growing demand for affordable housing in Anne Arundel County.   The single family homes within the neighborhood are upscale, larger homes with basements and garages.  The community is located just 5 minutes to Fort Meade and Route 32 at 175 interchange.   Amenities include open areas, tot lots and a dog park.

The Carriage Pines subdivision in Severn is a "sister" community to Quail Run and is considered by many to be part of Quail Run.  The community is comprised of 180 luxury town homes some with garages and most built after 2000.  Prices range from the high $290,000 range to $350,000.

The Provinces is a large subdivision divided in two sections, commonly referred to as the Old Provinces and the New Provinces.  The "Old Provinces" is made up of single family homes built between the early 1970's and the early 1980's.  Home styles include Colonial, Ranch (one level) and split foyer homes and prices range from the low $300,000 to the mid $350,000 range.  This community is directly outside the gates to Fort Meade across 175 from the Rockenbach entrance to the base.  The "New Provinces" consists of over 400 single family homes built in the mid to late 1990's and mostly in the colonial style.  These homes are larger and more upscale and generally sell in the low $400,000 - $500,000 price range.

Graham Farm and Graham Farm South subdivisions in Severn offer a  community of just under 120 single family homes on just 5 streets.  This neighborhood is tucked away right off Severn Road and adjoins the Severn Woods community.  The homes in this neighborhood vary in style and age from adorable cape cods (that are much more spacious than they appear), and colonial homes with and without garages.   Prices range from about $340,000 - $400,000 for these homes built in the mid to late 1990's.  Graham Farm South features just 27 homes, all newer and larger luxury homes with basements and 2 car garages built in 2004 or later.  These larger homes sell in the $500,000 - $600,000 range. This is a community where you do not see many homes for sale because of it's small size and low turnover.

Severn Woods is a cozy little subdivision of just 115 single family homes, most with garages in the colonial, split level and split foyer style.  The subdivision is made up of just 4 streets and is about a 5 minute commute to Fort Meade and the Route 32 at 175 interchange.   The average home price in this community ranges from about $370,000 for a two level home to about  $430,000 for a three level home with garage.  You won't find a big selection of home to choose from as only 5 - 10 houses per year sell in this community.  Severn Woods has it's own community web site

Colonial Park is one of the newest subdivisions in Severn and features about 110 already built homes with another 40 or so lots reserved for future construction.  Builders in the community include Washington Homes and Ameristar.  The houses in this Severn community are luxury homes in the 3,500 - 5,000 s.f. range with two car garages.   Most feature walk out basements.  Prices for this exclusive community range between $500,000 and $650,000.  This community is very close to routes 100, 32 and 97 which makes it great for DC, Fort Meade and Baltimore commuters.
